<p>Note – most mistakes stem from a lack of budget. Don’t beat yourself up if you make all three blunders – it’s a big club filled with 99% of the real estate industry.</p>
<p><strong>1.	Fail to Understand the Difference between a Mobile Device and a PC</strong></p>
<p>This may sound like an obvious failure but most real estate professionals don’t differentiate between a mobile device and a PC. They’re treated as the same thing and no effort is made to avoid their limitations or embrace their advantages.</p>
<p>They work completely differently and have their own pros and cons.<span id="more-1040"></span></p>
<p>A PC can do many things that a mobile device can’t do. It can support large files, view large websites with layers of sub navigation and has a nice big keyboard (and mouse).</p>
<p>Your mobile device can’t do many of the things that any PC can do.</p>
<p>Large files take forever to download, small keyboards make it tough to type and a small screen really limits what you can physically see on a site.</p>
<p>On the flip side a mobile device is, well, mobile and can easily and instantly be used as a phone, camera, music player or location based service.</p>
<p>You can use a phone to call an 800 service to get details on a listing or receive a text or email from the curb outside a home but what good will that information be if the information comes as a huge bulky file that needs to be printed to be read?</p>
<p>The simple rule of thumb is to keep your mobile site simple, quick and uncluttered. Small picture files, single images on a page and short content summaries all work on a mobile device.</p>
<p>You should build a standalone dot mobi site – but who has the budget for that?</p>
<p><strong>2.	Not being Mobile Ready</strong></p>
<p>The next blunder is to not make your mobile marketing mobile friendly or mobile ready.</p>
<p>This is no small problem as mobile platforms are not as advanced as PC platforms. Many phones don’t work with iFrames or Java so if you have a website with a cool flash player no-one on an iPhone will be able to see it.</p>
<p>Remember also that there is no defined standard for mobile devices. They’re all different and have different operating systems, each with their own quirks.</p>
<p>A quick and cheap solution is to piggy back on websites that are mobile ready. Large listing sites like Zillow or Trulia have the infrastructure to build mobile functionality into their platform. If you syndicate your listings to Zillow you can direct your mobile visitors to view your listings on Zillow.</p>
<p>If you have a WordPress blog you can download a plugin called <a title="WordPress Mobile Plugin for Real Estate" href="http://wordpress.org/extend/plugins/wordpress-mobile-pack/">WordPress Mobile</a> that will improve the mobile readiness of your site.</p>
<p>Here&#8217;s a useful tip &#8211; to test your existing sites you can use a service <a title="Ready Mobi" href="http://ready.mobi">called Ready Mobile.</a></p>
<p><strong>3.	Not including a Call to Action or a Call to Close</strong></p>
<p>Many real estate agents and investors use call capture systems that allow prospects to call a marketing number, enter a code and listen to prerecorded information about a property.</p>
<p>One huge mistake is to provide the recorded information but not include an option to be connected immediately to a live person or use a system that doesn’t immediately notify you and provide you with the phone number of a new lead.</p>
<p>There is nothing more powerful than receiving a call about the property while the caller is still on the phone listening to information. The caller is fully engaged in the search process, is actively looking at your home or listing and is probably available for an immediate appointment.</p>
<p>Your system should also provide an option for receiving information by multiple channels like text, voice or email.</p>
<p>Like we noted at the beginning of this article, don’t beat yourself up if you’re not 100% mobile ready. The technology is still too new and costly for the average real estate professional to incorporate into their business.</p>
<p>Do what you can but at the very least start thinking about the new mobile world – because it’s already here and it isn’t going away.</p>
